Leeds (The Leeds Times) September 22, 2026 – The number of vacant retail units in Leeds city centre has hit a record low ahead of this year’s Christmas rush, impressive new figures have revealed. How Is Leeds Bucking the National High Street Trends?

The positive statistics mean Leeds is also bucking the national trend, with the average vacancy rate elsewhere across the country currently sitting at around 12.4 per cent. This resilience highlights a stark divergence between the commercial performance of key Yorkshire urban hubs and broader macroeconomic challenges affecting high streets nationwide.

The news comes against the backdrop of more hugely encouraging figures in the city centre so far this year, with a staggering footfall of 45,291,505 recorded by specialist cameras measuring pedestrian movement in eight key areas including Briggate, The Headrow, and Albion Street.

The data means an average footfall of 1,332,103 every week across the city centre so far. Furthermore, footfall on Briggate alone this year to date stands at 8,502,173, translating to an average of 250,063 every week, with footfall across the city centre currently consistently up on the same period last year.

What Events Are Expected to Drive Further Footfall Growth?

The number of people in the city centre is expected to reach its highest points of the year in the upcoming months, with hundreds of thousands of people set to attend the spectacular Light Night Leeds on October 28 and 29. Following this cultural showcase, November will see Christmas officially arrive in Leeds, with Christmas shopping and a comprehensive programme of seasonal activities likely to drive a huge annual surge in visitors to the city centre.

Addressing the economic milestone, Councillor Salma Arif, Leeds City Council’s executive member for economy, stated that

“It’s hugely encouraging to see the city centre performing so impressively as we prepare for what’s likely to be the busiest and most exciting period of the year for shoppers and visitors.”

Councillor Salma Arif further added that

“A great deal of partnership work has gone into making our retail areas and public spaces a unique and welcoming experience, and the consistently strong performance and resilience of our local economy demonstrates the success of that work.”

Concluding her remarks, Councillor Salma Arif noted that

“With these impressive figures as a foundation, we’re all set to welcome hundreds of thousands of people to the city for what is sure to be another remarkable season for Leeds.”

Background of the Particular Development

The commercial landscape of Leeds city centre has undergone extensive structural changes over the past decade. Following national economic shifts, the COVID-19 pandemic, and the transition toward online commerce, many metropolitan areas faced widespread commercial abandonment.

However, continuous collaborative investments between local governance bodies, private developers, and property custodians in Leeds have focused heavily on urban placemaking, diversifying retail spaces, and integrating leisure assets. Initiatives aimed at pedestrianising key thoroughfares like Briggate and improving public realms have historically helped insulate the core retail district from sharper contractions seen in secondary retail zones across the wider Yorkshire region.

Prediction and Impact on the Audience

This historic drop in retail vacancies and sustained pedestrian traffic will likely generate profound positive operational impacts for local business owners, independent retailers, hospitality operators, and commercial landlords across Leeds. For retailers, lower vacancy numbers translate directly into heightened consumer density, stronger brand visibility, and enhanced sales potential as foot traffic funnels through a more cohesive, active commercial core. Consumers can anticipate a more vibrant, competitive, and fully tenanted shopping environment with a diverse mix of commercial offerings.

However, sustained high demand for prime retail pitches may place upward pressure on commercial lease values, requiring independent businesses to carefully navigate operational overheads as the city approaches its peak winter trading window.
